Hopefully the new year is off to a great start for you! By now, you should have received the official HOA dues letter for 2024, which was sent last week. If you are on our email list, you should have received it via email on Friday. The letter was mailed via USPS if we do not have your email address or if your home is managed by a property management group (or landlord). Please reach out to your landlord to ensure they submit payment.
Fees are due February 1st and GFL trash service will be cancelled if not received in time. A late fee of 10% will be due before trash service is reinstated. If you prefer to use another trash company, only submit the HOA portion of dues totaling $12.00.

2024 GFL TRASH COSTS: The yearly estimation for trash service will increase 5% in 2024. GFL has confirmed the continuation of the monthly 10% gas surcharge, as the national fuel price remains above $3.50 per gallon. The annual budget will reflect trash service costs to be estimated at $63,057 – or $5,254.74 per month.
This is the final year of our contract with GFL, and the Board has begun researching service providers for comparison purposes. Find more trash info on our website.
2024 FEE BREAKDOWN: To account for the trash service price increase, the homeowner fees for each house is now $241 ($20.06 per month).

Discrimination Complaints: The Board was notified by the Kansas Human Rights Commission that the investigation of the discrimination / harassment complaint was completed and no probable cause was found to support the claims.
The Board will update you on the resolution of the pending HUD complaint as soon as we can.
Board Meetings: A quick reminder that monthly Board meetings are open to all! We typically meet on the first Thursday of each month – more information can be found on our website here. The next meeting will be February 1st, at the Panera at 75th and Antioch at 6:30 pm.
