Thank you to everyone who attended (in person or via zoom) the Annual HOA meeting! We had more than 30 residents join in person, and 17 more join online! The slides are available here – and below is a quick recap:
- Guest Speakers: Holly Grummert and Logan Heley, Ward 1 City Council discussed city projects. The Marty Fire Station rebuild are still in planning discussions and slated to begin FY22. Marty Pool will not open this year, however the City plans to open 2 outdoor pools: Youngs Pool and Tomahawk Ridge. They also discussed some current proposals for the council.
- Officer Wes Griffith discussed Steadfast OP, a citywide police program that helps identify opportunities to deter crime close to home. Be on the lookout for a survey!
- Tammie Rhea gave a brief overview of Evergy services and detailed information to consider when thinking about ‘going solar’.
- Jason Hussey and our Miles Foreman was able to address questions regarding the construction.
- The HOA conducted the annual business where we covered the below items:
- 2020 annual meeting minutes
- 2020 financial report
- 2021 budget forecast which includes a line item for neighborhood street signage and a post-construction party
- Proposed By-law change
- Board Member voting
- A ballot was provided and all items that were up for voting was approved as of the May 1st voting deadline. All current Board Members up for election, and new volunteer Trent Sorensen, were officially voted onto the Board.

Street Project Updates
We appreciate your ongoing patience and understanding. We are all going to be significantly inconvenienced for the next 4 months, unfortunately. Sadly, this is the nature of extensive construction projects. Once it is all complete, our neighborhood and streets will look brand new!
- We are still in Phase 1 for South Conser & North Robinson; Door Tags should be distributed this Friday – as paving will begin Monday or Tuesday of next week. Parking will be challenging. As discussed at the meeting, once concrete starts to pour, we will have zero access to drive on the streets for 10-14 days. This means you should plan to park elsewhere.
- The Assembly of God Church (74th and Robinson) has been kind to offer the first northernmost row of parking spots for our use. There are conflicts however with each Tuesday in May – please park in the southeast area of the parking lot on those days.
- Contact information for the ‘shuttle service’ that Miles provides has been added to the Street Project tab on the website. The phone number is (816) 769-7266. That service should only be utilized for the streets when paving is occurring.
- Trash collection process will continue as normal. Please take your bins to the end of your driveway, and if WCA needs assistance reaching your bin, Miles will physically move trash bins to a location that WCA can collect.
- Door tags from Miles are only left when there is significant work planned. While day-to-day work may hinder driving down the street / accessing your drive, a door tag will not be placed if you can still drive. If you need to leave or are returning home, please be patient – they will do their best to let you pass. Another example: a door tag was recently left for residents on Robinson to alert no street parking on certain days.
- Final street tree removals for remaining streets underway.
- Yard damage from the Gas or Utility work will be replaced with sod & maintained / watered to establish growth. It is recommended that you also water.
- Sign up to be notified of any Utility Shutoff – sign up at www.notifyjoco.org or call (913) 826-5555.

Planning a visit to the Farmers Market? From the OP Farmers Market Facebook:
- Please remember that when a vendor runs your credit card they are paying expensive processing fees resulting in a little less revenue.
- Each year more vendors accept credit cards at their booth to try and accommodate our cashless society and not loose a sale.
- However, to help the vendors stay profitable, the Market Info Booth accepts credit/debit cards without a transaction fee to you in exchange for a $5 green token. One green token acts just like $5 bill and you can purchase any amount you want and the tokens never expire.
- The benefit of the tokens is they’re faster than a credit card, you can still get cash back (or just leave a little tip for the vendor), you’re keeping the vendor from paying a processing fee and you’ll only have one OPFM transaction instead of several transactions from different vendors.
- If you choose to use a credit or debit card, make sure the vendor isn’t connected to public WiFi so your personal data can’t be compromised. The Market Info Booth transactions are done through a secure line keeping your safety a top priority.
- All tokens are COVID-19 safe with cleaning and quarantining.
