The email notices that were sent via ‘Money Minder’ is the HOA’s accounting system. We apologize for the oversight of not including a payment due date in that first email, but second notices were sent recently to homeowners that we have not yet received payment. If you have questions or want to confirm we received your check, please email the board: milburnfieldsjoco@gmail.com
As a reminder, the HOA dues deadline is February 1st, 2025. Please submit payment by mailing a check or using our website to pay via PayPal, more instructions below.
Milburn Fields 2025 Fee Breakdown:
- GFL Trash & Recycling $255.00
- HOA Dues $12.00
- Total Amount Due: $267.00
Your dues of $267.00 must be received by February 1st. If late, your trash service will be discontinued. A late fee of 10% will be due before trash service is reinstated. If you prefer to use another trash company, only submit the HOA portion of dues totaling $12.00.
Pay by Check: Make payable to Milburn Fields HOA. Mail to P.O. Box 4277, Overland Park, KS 66204
Pay by PayPal: Go to the HOA website at www.milburnfieldsop.com. In the right-hand column, enter your address & phone number in the boxes & click the PAY NOW button. Please note there is a service fee when paying by PayPal making the total due $278.00.

2025 trash service costs: As announced at the 2024 annual meeting, the HOA has renewed the contract with current trash provider, GFL. The fees for trash service will have a 6% increase in 2025. The annual budget will reflect trash service costs to be estimated at $66,682 – or $5,556.90 per month. The amount due for each residence is $255, which breaks down to $21.21 per month.
Comparing other trash providers: The dues we collect pay for our trash as a neighborhood. We extensively reviewed other trash servicers to ensure we are finding the best option. Below are comparable quotes we solicited for single-home trash service for your comparison to our GFL rate:
- Waste Management: $30.38 per month ($364.56 a year)
- KC Disposal: $145.50 quarterly ($582 a year)
Marty Park – Exciting News: the Board has been in contact with the OP Parks and Rec team and we are partnering to help collect neighborhood feedback on the project ! Once we have updated information, we will send a separate email. In the meantime, find the current project information here.

HOA Trash Information:
The HOA’s renewed contract with GFL as the neighborhood trash servicer has some updates. Review the Milburn Fields Website Trash section here.
- Bulky Item pickup is limited to 1 item a year. Additional items for an extra charge. Call to schedule directly with GFL (816-380-5595)
- Yard Waste bags should be lightweight
- Bins are no longer accepted per GFL new policy
- Bundle your limbs (max length of 4-feet)
- No changes to 7am Friday pickup
Board Meetings: The next Board meeting is tentatively rescheduled for Thursday, February 6th at 6:30 PM. We will meet online and you are welcome to join: Click here for the calendar meeting link. The City began construction on the new Farmers’ Market and Downtown Gathering Space Improvement project in December 2024. The project website will be updated throughout construction.
The 2025 market season will take place at Matt Ross Community Center to allow space for the Farmers’ Market and Downtown Gather Space Improvement Project. Check out the OP website to learn more!
