With the end of the year quickly near, the Board has been hard at work to ensure that we have a good 2024 planned and it all begins with collecting dues for next year.<br><br>The fees collected pay for the annual trash service with GFL.&nbsp;The HOA will send an official invoice via Email or mailed to the homeowner address we have on file.&nbsp;<br><br><strong>2024 GFL TRASH COSTS: <\/strong>The yearly estimation for trash service will increase 5% in 2024. GFL has confirmed the&nbsp;continuation of&nbsp;the monthly 10% gas surcharge, as the national fuel price remains above $3.50 per gallon. The annual budget will reflect trash service costs to be estimated at $63,057 \u2013 or $5,254.74 per month.<br>This is the final year of our contract with GFL, and the Board has begun researching service providers for comparison purposes. <a href=\"https:\/\/milburnfieldsop.com\/home\/trash\">Click here to find more trash information on our website.<\/a><br><br><strong>2024 FEE BREAKDOWN:<\/strong> To account for the trash service price increase, the homeowner fees for each house is now $241 ($20.06 per month).<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>GFL Trash &amp; Recycling $241.00<\/li>\n\n\n\n<li>HOA Dues $12.00<br><em>Total Amount Due $253.00<\/em><\/li>\n<\/ul>\n\n\n\n<p>Your dues of $253.00 must be received by February 1st. If late, your trash service will be discontinued. A late fee of 10% will be due before trash service is reinstated. If you prefer to use another trash company, only submit the HOA portion of dues totaling $12.00. Be sure to include your return&nbsp;address so he&nbsp;can have his elves deliver a special message back to them! In order to help Santa keep the letters dry, he also recommends that you put them in a plastic baggie. Santa will make no promises about them receiving their gift requests \ud83d\ude42<br><br>Please be aware the box will come down on 12\/22&nbsp;and all letters will be responded to by 12\/24. For the purpose of transparency, you can read the&nbsp;<a rel=\"noreferrer noopener\" href=\"http:\/\/milburnfieldsop.com\/home\/wp-content\/uploads\/2023\/07\/KS-HRC-Complaint-Letter.pdf\" target=\"_blank\">Kansas Human Rights Commission claim <\/a>and also <a rel=\"noreferrer noopener\" href=\"http:\/\/milburnfieldsop.com\/home\/wp-content\/uploads\/2023\/07\/HUD-complaint.pdf\" target=\"_blank\">HUD claim documents<\/a> on our website. Both are claiming racial discrimination. The HOA has provided each department the requested documentation for the respective investigations. We will notify residents as soon as we have a resolution.<br><strong>Board Meetings: <\/strong>A quick reminder that&nbsp;monthly Board meetings are open to all! We try to meet on the first Thursday of each month &#8211; more information can be <a rel=\"noreferrer noopener\" href=\"http:\/\/milburnfieldsop.com\/home\/annual-meetings-2\" target=\"_blank\">found on our website here.<\/a>&nbsp;The next meeting will be scheduled in January, but a date is not yet finalized as we work through dues collection.
