{"id":2635,"date":"2022-12-09T09:18:59","date_gmt":"2022-12-09T15:18:59","guid":{"rendered":"https:\/\/milburnfieldsop.com\/home\/?p=2635"},"modified":"2022-12-09T11:43:41","modified_gmt":"2022-12-09T17:43:41","slug":"hoa-news-december-2022","status":"publish","type":"post","link":"http:\/\/milburnfieldsop.com\/home\/archives\/2635","title":{"rendered":"HOA News &#8211; December 2022"},"content":{"rendered":"\n<p><strong>Wintery weather is right around the corner!<\/strong><\/p>\n\n\n\n<p>It might seem early to start preparing for wintery snow weather, but now is a great time to stock up on sidewalk salt, find a new shovel, extra batteries, space heaters, etc. Lowe&#8217;s Home Improvement&#8217;s website has a great <a rel=\"noreferrer noopener\" href=\"https:\/\/www.lowes.com\/n\/how-to\/winter-preparedness-checklist\" target=\"_blank\">home winterization checklist &#8211; read more here!&nbsp;<\/a><br>&nbsp;&nbsp;<br><strong>Neighborhood News: Yearly Dues&nbsp;<\/strong><br>The process to collect the annual HOA dues for 2023 has officially begun.&nbsp;Inflation and increased fuel prices have unfortunately impacted our anticipated trash service fees for 2023. GFL has implemented a monthly gas surcharge of 10% when the national fuel price exceeds $3.50 per gallon. We are fortunate GFL renegotiated with the HOA Board to adjust the yearly rate increase for 2023 to minimize impact to residents.&nbsp;<br><br>Official Email or mailed letter will be sent to the email address or mailed to the owner address on file around January 1st, 2023. See below for quick details:<br><br><strong>2023 FEE BREAKDOWN:<\/strong> To account for the fuel surcharge, the HOA Board unfortunately needs to increase homeowner fees for each house to $218 ($18.16 per month) + $12 HOA dues = $230 total. &nbsp;<br><br><strong>Dues of $230.00 <\/strong>must be received by February 1<sup>st<\/sup>. If late, your trash service will be discontinued. A late fee of 10% will be due before trash service is reinstated. If you prefer to use another trash company, only submit the HOA portion of dues totaling $12.00. Payment options are:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Pay by Check: <\/strong>Make payable to Milburn Fields HOA. Mail to P.O. Box 4277, Overland Park, KS 66204<\/li><li><strong>Pay by PayPal:<\/strong>&nbsp; Go to the HOA website at <a href=\"http:\/\/www.milburnfieldsop.com\">www.milburnfieldsop.com<\/a>. In the right-hand column, enter your address &amp; phone number in the boxes &amp; click the PAY NOW button. Please note there is a $9.00 service fee when paying by PayPal.<\/li><\/ul>\n\n\n\n<p>If you need to update your contact information so that the HOA has the correct or best way to contact you, please find <a href=\"http:\/\/milburnfieldsop.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">the Google Form on our Website homepage here.<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p><strong>The final YOTM<\/strong> award for this year will be for Holiday Decor! We try to meet on the first Thursday of each month &#8211; more information can be <a href=\"http:\/\/milburnfieldsop.com\/home\/annual-meetings-2\" target=\"_blank\" rel=\"noreferrer noopener\">found on our website here.<\/a>&nbsp;January meeting is this rescheduled to later in the month so the Board can work to collect dues. Tentative meeting date 1\/26.<br><strong>By-laws update:<\/strong> We&#8217;ve discussed at our annual meeting that we are working to update and reformat our association&#8217;s bylaws to be easier to understand&nbsp;and consistent with other associations. We welcome you to review the working draft which we plan to review at the&nbsp;November Board meeting.
